Villa Los Primos

Los Primos is a stunning home. It's located on a small, slightly rocky, walkable beach protected by a reef which adds to the quality of snorkeling. Eight ladies spent a week celebrating friendships. Rooms were clean, comfortable with air conditioning, beautiful views and plenty of bathrooms. The kitchen was well equipped, newly remodeled with new appliances. The daily housekeeping was a treat! And the grounds are keep perfectly. The security gate staff were friendly and it was nice to know the security guards patrolled the street and beach constantly. Rhett, the property manager was amazing, and accessible. Thank you so much for your supportive and attentiveness. We enjoyed watching the wildlife and discovering their foot prints every morning on the beach. We highly recommend snorkeling in Yal-La Lagoon, taking a bike ride to snorkel in the cenotes with Bejil-Ha Riviera Maya in Chemuyil and enjoying the Tulum ruins followed by a Pontoon boat snorkeling adventure. Take time to review the two blue information binders provided at the house. Don't miss Lucy's Cafe in Akumal for the best ever ice cream. The binders are a wealth of information. We highly recommend Los Primos!!

Los Primos Villas is a beautiful house in a great location. The decor and brick cupola are beautiful and intriguing. The house was very clean and well cared for. The air conditioners in the bedrooms all worked well. he downstairs bedroom has a window opening that is covered only with a slatted wood shutter, no glass window. This room did not stay as cool and was very humid. The beds were comfortable. The pool was kept clean by the groundman and the housekeeper swept inside and made beds daily. Towels were not replaced daily which was no big deal but challenging to keep beach towels dry.

There were few detractors. They included a very small refrigerator with no icemaker. They did have ice trays which you could get one round in the morning and one late at night. We ran out of water two days so make sure the groundman leaves an extra. The 5th bedroom is in a different building. We meant it to be a snore room for us but that didn’t work. TThere is no washer and dryer available which is unusual for a week long villa rental.

We enjoyed the very short drive to Xel Ha and went during the week so it was less crowded. We also went to Akumal Beach to swim the turtles, and toured Akumal Pueblo. We ran out of time for Yal Ku with storms moving in the last couple of days.

One of the highlights was Chef Emilio Telancon’s delicious food. We hired him for 6 days, breakfast and dinner. The food was amazing. Highlights included Huevos Rancheros, Chilaquilas, Mexican Lasagna (stacked enchiladas) and surf and turf. He also brought in fresh octupi, let our kids hold them, and then prepared a delicious appetizer called octopus in love. One of the most amazing things he did was prepare the food so that our daughter who is allergic to the “taco family” could eat mexican food. She had it all 6 days with no allergic reactions. Chef’s crew, Estiban and Eduardo, were outstanding as well. I highly recommend his services. Next time

It was a very special staying at Los Primos Villa. The house and location is perfect. The beach is very nice and well located to move around the area. Only area to improve is the kitchen, recomend to update it.

Villas Primos was the ideal location for our family vacation. Plenty of room for our 4 children and there others. Property was kept in top shape by the staff who took care of it every day. Views were spectacular and the chef we hired (Pepe) was amazing

Having stayed in Akumal for many years in the past, this was our first stay at Villa Los Primos. It met and exceeded our expectations. Location was excellent. Staff was very friendly and proficient and the place was kept immaculate. We enjoyed our stay and will consider this Villa for future stays without hesitation.

Casa de Los Primos was a wonderful place to stay for a week. The house is very nicely decorated and very clean with a great (small) pool and the beach is just a few steps away. We used the cooks supplied by the management company and the food was amazing - nice variety of traditional Mexican dishes and the cook made sure to include plenty of stuff our kids would eat (pancakes, rice and beans, quesadilla). They were also very kind. We had a great experience with the management company - managed to lock ourselves out of the house and they were incredibly responsive. Akumal is a wonderful location - lots of activities nearby and the downtown was relaxed with nice low-key restaurants on the water. Overall, I can't recommend this place enough!

Chef is highly recommended, at least for part of your stay (we had 4/8 days, which worked out perfectly).

Villa Los Primos was everything we had hoped for. It is decorated with Authentic Mexican Flair and very comfortable. It is large and very open concept so large groups can be all together without being crowded. The pool and the beach are right out the back door with very comfy furniture in the patio and beach. The kitchen is well stocked, the house is clean and location is convenient to Akumal a Half moon bay and to Tulum. Pedro & Geddy, housekeepers do an excellent job and are there to please the guest.

The house is on the beautiful Akumal bay. It's great for a family and there is swimming right in front of the house in a protected bay. The house is comfortably furnished and the owner has basic supplies in the house for cooking. (You need to supply all the food).

This is my 12th time visiting Mexico. spent most of them with friends that had a time share in Cancun. This is my 2cd time I rented my own villa with friends outside of Cancun. We have a fantastic time. The villa was everything & more it really met our expectations. Probably the most relaxed vacation in Mexico to date. It had a really great location within 10 minutes to many restaurants and attractions. I will be planning another trip to return soon.

This property was absolutely perfect for our family and our experience. We could not have chosen a better property. It's important when reviewing which villa to stay at to pay attention carefully to the pictures. You want to make sure that your villa it is directly on the beach and that you can walk out into the water. Some of the villas have ledges and stairs and then the beach in front is basically rocks. Los Primos was not one that had rocks. This was directly on the beach. You could walk directly into the water. Los Primos did have some rocks in the water, but not on the beach. So please do wear water shoes or sandals and going into the water. This location is amazing for snorkeling right in front of your villa. You can literally walk 200 yards out and at the deepest part It is about 4 ft. . As for the house itself, it fits eight adults and two children very comfortably. It includes a maid and a gardener. The maid cleans the house and the dishes. The gardener cleans the beach in the pool and makes sure there's no seaweed in front of you. It had plenty of beach chairs. It came with two kayaks. The main living area idoes not have air conditioning but the bedrooms all do. But every room has a fan. The house was very well decorated. Everyone could be together when they wanted to be and everybody could be separate in their own rooms when they wanted to be. We had seven adults in our group. We spent most of the time on the beach and in the pool area and out on the patio. We spent some time on the roof, which has an amazing view. I would highly recommend hiring a private chef. We hired Emilio and the food was delicious. As for cost, if you add up all that you get it, this is a much better deal than being in an all inclusive resort. Do not waste your money on a resort. It is very safe. It is in a gated community. The security guard walks the beach every day several times. And you can do everything you can do in inclusive resort. And you're with your family.

Excellent and cannot wait to return. Los Primos in Akumal was the perfect pick. Our family had a very relaxing holiday at this property it felt like home away from home.

Los Primos is an exceptional property in an exceptional location. The villa is well designed and well built. The decoration and furnishing, although not brand new, are refined and clearly reflect the owner’s love and knowledge of Mexico. The layout is eminently liveable with a very large and airy open-plan living area looking out directly on to the pool terrace with palms and sea beyond.

The villa is situated on a quiet and relatively good stretch of beach with good security. There are 20 or so villas along the stretch but we were barely aware of neighbours although it was Christmas/New Year. Akumal is walkable along the beach (40 mins) and easily accessible by car.

The local stars are Quetti and Pedro who worked incredibly hard, always smiling, to ensure we were comfortable and who also prepared us some outstanding meals.

The only criticism is the inadequacy of the kitchen amenities but that didn’t prevent us from achieving some memorable culinary feats. For those seeking ultra modern five star luxury this is not the place but if you are after a beautiful and tranquil place to spend a magical Mexican beach holiday, Los Primos is hard to beat.

Our 8 nights with our family at the Villa Los Primos was terrific. What a pleasure to step out of our living room into the warm Caribbean waters and swim and snorkel in the beautiful lagoon. The layout of the house was perfect for our group of 9 adults and 3 young children. Everyone had their own quiet space and when they wanted to be away from the group. The beds and amenities were comfortable and met a high standard. The public space was great with a separate living and dining area and nice size kitchen. The only limitation of the kitchen was not having a dishwasher, but this didn't affect us since we hired a chef and assistant for the week who handled most of the dishes. The pool was perfect for young kids and we felt comfortable allowing the 6-year old in the pool on her own with adults nearby. The house and grounds were well maintained, with a daily housekeeper and groundskeeper keeping everything clean and in working order.
Since the house really contained everything we needed, we did not take many excursions off the property, except for a visit to the the archaeological site at Tulum (very hot even in relatively early morning) and one dinner out in Akumal. We considered going to other snorkeling venues and the cenotes, but felt we had everything we wanted on the groups, so we stuck pretty close to home. We would definitely recommend the house to others, especially families with young children. It would have been nice if the house were withing walking distance to the town of Akumal, just to get in a little physical activity other than swimming and snorkeling, but the town was a short drive so we could get there easily. We would also recommend hiring a chef since shopping for groceries was not that close and would have required a lot of work on our part of much more eating out. The rental agent recommended Emilio, who was really great. We had 3 wonderful meals each day, which further contributed to our great stay at the villa.

Better than the picture shows because you are there sitting at that table for breakfast every morning,looking past the pool to the beautiful azure water of Akumal Bay.Very quiet and restful. Easy access to all activities. We snorkeled and kayaked right out front. Beds were all comfortable for everyone. The maid was there all morning cleaning and smiling. her husband kept the outside areas sand free and clean. Really great week.

Our caretakers Pedro and his lovely wife took the best care of us. They cooked one evening and it was wonderful. We felt very safe at all times and we loved every minute. The Villa was spacious and beautifully decorated. We snorkeled in the ocean outside our back door and saw so many reefs and beautiful fish.
This could very easily become our annual vacation spot. La Buena Vida was our favorite restaurant and we spent a perfect day at Xel-Ha. The property was centrally located and well-maintained. Rhett ( manager) came by to see us on the first day and answered all our questions and made us feel very welcome.
We have travelled the world and this was one of the best vacation spots we have ever found. You will love this amazing home ! Ross Family

Few things in life turn out to be what they seem to be or to live up to expectations. Villa Los Primos and the staff DID live up to all our expectations and then some. The beach was great and kept very clean. The snorkeling was better than we had an right to expect. The outside and inside of the villa was maintained flawlessly by Pedro and Quetti. We loved our time together and the villa was perfect in every way it nedded to be.

Lovely, lovely home, albeit a bit tired around the edges. Wonderfully kept up by the two caretakers...had a great meal which they made too. Great beach...reef offered excellent snorkeling. We loved it!

Nice and luxurious property in a quiet stretch of sand near Akumal and 15 minutes from Tulum. Nice snorkeling right in front of the house with turtles and rays. Good service as ever with Akumal Properties: when we complained about the fridge, we got a brand new one the day after!

Superb stay as usual per repeat customers. Rhett the administrator and his assistant Maria made our arranngements smooth and relaxing from the first day through the last day. The housekeeper Getty and her husband Pedro were friendly and efficient. We will naturally be back.

The only concern we had was that the neighbors were too close for privacy but overall a great stay.

Best family vacation we have taken and we would love to return yearly. There are still many things in the area that we have not done yet. We highly recommend Los Primos and Akumal Villas, esp. South Akumal Villas. Very pristine private house and beach, great staff and management. Excellent for children.
